Summary
The Facilities & Maintenance Manager is responsible for ensuring that the facilities are operating as they should daily. This role oversees and monitors a robust maintenance program through focused efforts to establish Key Performance Indicators (KPIs) and driving maintenance excellence. In addition, the Facilities & Maintenance Manager leads a team of Maintenance Supervisors, Mechanics & Electricians in the predictive & preventative maintenance activities related to PowerSecure’s manufacturing and office facilities, and equipment.

Minimum Qualifications
BS/BA in facility management, engineering, business administration or relevant field is preferred.
3 years of supervisory or management experience.
5+ years’ experience in facilities and or maintenance related to the integration, installation, and maintenance of automated production lines and robotics assembly processes.
Demonstrated experience in planning maintenance operations.
Technical skills in mechanical and electrical repair is required.
Certified Maintenance Manager (CMM) will be a plus
Strong knowledge of engineering concepts, including electrical, hydraulic and mechanical systems.
Deep working knowledge of electrical, generator, mechanical, fuel cell, Micro Grid and HVAC systems.
Strong problem solving, team building, planning and decision making.
Knowledge of regulations/codes/guideline such as OSHA 30, National Fire Protection Association, and NEC.
Familiarity with operating in an ISO9000 and Lean Manufacturing environment.
Proficient with MS Word, Excel, and Outlook.
Knowledge, Skills and Abilities
Thorough knowledge of maintenance systems, work order processes, preventive/predictive maintenance.
Strong leadership skills (conflict resolution, facilitation, change management skills, decision making, empowerment and delegation).
Able to lead problem solving and troubleshooting efforts associated with high-level process issues.
Knowledge of basic accounting and finance principles.
Strong written and verbal communication skills.
Good planning and priority setting skills with the ability to formulate plans for the future working with decision makers to determine the best upgrade paths for equipment and infrastructure.
Ability to advise business units on measures to improve the efficiency and cost-effectiveness of the facility.
Ensuring that basic facilities are well-maintained and conducting proactive maintenance.
Ability to deal with emergencies as they arise with professionalism and a calm demeanor.
Managing budgets.
Ensuring that facilities meet compliance standards and government regulations.
Planning for the future by forecasting the facility’s upcoming needs and requirements.
The ability to prioritize and multi-task.
Passionate about delivering consistent excellence.
Dealing with emergency issues that arise and having contingency plans regarding what needs to be done if a certain situation occurs, such as equipment breaking down unexpectedly.
Knowledge of how to develop and maintain equipment and facilities continuity plans.
Supervisory Responsibilities
Leads a team of 6-20 direct & indirect reports.
Essential Functions
Trains, guides, directs and motivates team members in roles and responsibilities by providing direction, setting and monitoring performance expectations.
Performs routine facility inspections for compliance with operational and safety requirements and standards.
Implements, monitors, and follows policies and procedures designed to improve operations and minimize operating costs, provide efficient use of labor and materials.
Prepares records, reports, and other documentation related to work performed as requested.
Accomplishes results by communicating job expectations; planning, monitoring, and appraising job results; initiating, coordinating, and enforcing systems, policies, and procedures.
Maintains workflow by monitoring steps of the process; setting processing variables; observing control points and equipment; monitoring personnel and resources; studying methods; implementing cost reductions; developing reporting procedures and systems; facilitating corrections to malfunctions within process control points; initiating and fostering a spirit of cooperation within and between departments.
Completes repair plan by scheduling and assigning personnel; accomplishing work results; establishing priorities; monitoring progress; revising schedules; resolving problems.
Contributes to team effort by accomplishing related results as needed.
Initiates the digital workflow, be a liaison between all groups.
Maintains a safe and healthy work environment by following standards and procedures, complying with legal regulations.
Maintain physical plant and grounds by performing daily, weekly, monthly building inspections with focused attention to detail to identify necessary repairs.
Coordinate with key suppliers to ensure building security and management systems function and perform as expected.
Ensures maintenance is scheduled promptly and works closely with Production to schedule and accomplish equipment and facility repairs.
Ensures operation of equipment by proactively calling for repairs, evaluating new equipment and techniques.
Develops and executes continuity plans for key equipment.
Develops and/or maintains Key Performance Indicators (KPI’s) for tracking and reporting the performance of the maintenance function (supplier performance, 3rd party contractor performance, equipment reliability, overall equipment effectiveness, etc.)
Provides long term solutions and day-to-day support to all operating teams having issues with troubleshooting, problem analysis, equipment failures, etc.
Maintains accurate records of maintenance work performed and inventory of spare/maintenance parts.
Provides regular status reports to the management team.
Oversees the selection, ROI, installation, training, and maintenance on new equipment.
Owns the site continuity plan with key stakeholders from IT, Executive Management and Safety.
Contract manager for key vendors relating to facilities maintenance and upkeep.
Keep POC for fire and security monitoring programs.
Physical Demands
This position will require standing, stooping, bending, sitting and limited lifting of up to 50lbs.
Work Environment
The work environment associated with this role can take place either indoors or outdoors depending on the nature of the project. Tolerance for various weather elements may be necessary. Limited local travel may be required that will change the work environment. This is an active manufacturing setting, at times it will be noisy and equipment will be moving.
